Things to look for when buying personal real estate

Things to Look for When Buying Personal Real Estate There are all kinds of things you will want to consider when buying the real estate that your family will call home. The problem is that far too many get caught up in the small or cosmetic details of the purchase and search that they forget the primary needs of the family in the process. Keep the following things in mind when considering real estate purchases and you are much more likely to be happy with your decision a few years down the road. 1) Size. When it comes to real estate size really does matter. The problem is that it matters differently for different people. Those that are aging and whose families have left home would do well in smaller properties that required lower maintenance. Those with growing families need room to grow not only inside the house but also outside the home. If you have 5 children you do not want to be crowding them into 2 bedrooms nor do you need five bedrooms (unless you want them of course) if you are a confirmed bachelor. Size is an important consideration when deciding on a house that will meet the needs of you and/or your family. 2) Neighborhood. This is important for everyone. No one wants to buy a home in an area where they do not feel safe. At the same time most people also do not want to live in a neighborhood that is just entering into or on the verge of a state of decline. Remember that a home for the most part is a 30-year commitment you want to make that commitment in an area that is slated for growth rather than decline. 3) Property Value. The value of your property is what makes real estate an investment. The general idea is that in the 30-year period you are making the payments on your home the value of the home will experience a slow but steady increase. If the area you are considering for your real estate purchase has experienced a couple of years of declining property value you may want to find out the cause before making the investment and placing your family in that area. It could be an indicator of potential decline. 4) School District. This is typically only a consideration for those who either have children or are planning to have children. For those however, it is a very important consideration. Most school districts around the country are determined by the neighborhood in which you live. 5) Cost. This is a very important consideration for most people who are searching for a home. Obviously you want the best possible value for your money but you should take care that you do not find yourself slaving away to merely eek out your house note each and every month. You need to be able to live comfortably within your means along with your house payment in order to have the best possible real estate situation. Of course there are other common considerations that should be taken into account. Among those are the condition of the home, the number of similar families in the area, and the closeness of the area to other conveniences such as stores, work, and entertainment. All of these things add up to a deep satisfaction in the home you have chosen or growing discontent over the years. 568

Tour hawaii by helicopter

You know that Hawaii is so spectacularly beautiful and that is why you intend to have your next vacation in Hawaii. However, with so many interesting places to visit and discover in your short vacation trip, you will have insufficient time to visit all the tourist attractions there. Well, there is a solution actually. You can have an overview tour of Hawaii without spending too much time traveling from one place to another. Yes, have a bird's eye view of the breathtaking Hawaiian islands by taking a helicopter tour. The birds in Hawaii are certainly very fortunate to be able to gaze down on one of the most awesome sceneries on Earth such as from the skies of Kauai, they can get to view the Waimea Canyon, Mount Waialeale's majestic waterfalls, hidden reclusive sandy coves and the jagged Na Pall Coast. Now you too can have a bird's eye view by taking a helicopter tour on your vacation holiday Hawaii. Take a flight over Hawaii's Big Island and view the resplendent volcanic activities of Kilauea, especially when it is erupting can be very exhilarating. I want to sound word of caution here. Do not be like many tourists who regretted for the rest of their lives because they have forgotten to bring along their cameras. However, do not get too engrossed taking too many photographs and videos because you will miss the scope of your beautiful surroundings. Many tourists have a tendency to glue their eye to their camera's viewfinder that they forgot that the main purpose for the helicopter tour is to experience the space and the breadth of their surroundings. Yes, a picture paints a thousand words but no photographs could ever hope to capture the panoramic view as you hurtled across the Hawaiian sky! How can the photographs or the videos capture the feeling of the land suddenly dropping off beneath you as you fly across the edge of cliffs and volcano craters? Your helicopter tour of Hawaii will certainly be wasted if you do not enjoy the experience of your freedom in space. However, there is a controversy in experiencing your trip over Hawaii in a helicopter. As there is a profusion of companies offering chopper tours there are many such tours everyday and this creates noise pollution which is very jarring for tourists and locals alike who wants to enjoy Hawaii's famed tranquility. There are loud calls for the number of helicopter trips and tours to be cut down. So if you want to enjoy a memorable holiday vacation in Hawaii, try taking a helicopter tour.

Agassi plays the last wimbledon of his career

On his first appearance at Wimbledon, the 17 year old was Agassi beaten by Frenchman Henri Leconte. The feeling of humiliation was so strong that it took him years of preparation to make a new appearance at a professional stage. It was in 1991 and in 1992 when he became for the first time a Wimbledon Champion. Fourteen years later, Agassi prepares for his final Wimbledon, after having announced that he decided to call it over after two decades as a touring professional. He declared himself ready to play, and that if he gets through a match or two he hopes at least to put the big guys on a hot spot. It's possible Agassi's 59th and last Wimbledon’s appearance, will be a big confrontation against 20 year old Spaniard Rafael Nadal who is currently second place in the ranking and second-seeded. Agassi made it clear he's not playing this tournament or the Open to wave tearful goodbyes. There is no doubt that without a total mental and spiritual commitment as he grew older, he may as well have retired in his late 20s. But ever since an inglorious 1997, when he was forced to go back and play minor league tournaments because he had let his game go, Agassi has been a consistently committed tennis player. Agassi was seeded as 25th, and the odds are definitely not on his favor. So anyone would say that he is retiring on time. In September, when he strides into the U. S. Open, Agassi will be the last member of his storied generation including Pete Sampras, Jim Courier and Michael Chang to make a stand at a Grand Slam. He'll be greeted like a war hero.

Identity theft you can prevent it

By now everybody has heard of some horror story about identity theft from TV shows or magazine articles. In the popular culture, references of identity theft are found in the novels and movies, notably Frederick Forsyth's novel, “The day of the Jackal” and the 1995 movie “The Net.” In real life, the Identity Theft Resource Center ( idtheftcenter. org) reports 8.9 millions identity theft victims in 2006. So, what is an identity theft? An identity theft occurs when somebody steals vital pieces of personal information, e. g. your social security, credit card numbers, etc. and uses that information for financial gains by taking your identity. The most common form of identity theft involves credit card and mortgage frauds. But it can also be used for vicious crimes like drug dealings, terrorism, etc. You may be surprised to know that many minor identity thefts are committed by someone you know. So, don't make it an easy job for a person to steal your personal information from your wallet, checkbook, etc. Avoid leaving things containing your personal information lying around for others to have an easy access to that information. Shred, shred, shred. Buy a cheap paper shredder from an office supply store and shred all your paid bills, used check books, etc. before tossing those into the trash. Put aside 30 minutes every Saturday morning for shredding anything that contained your personal information and you intend to trash. Make it a habit. Never give out your personal information like your social security number; birth date etc. over the phone when the call you received is unsolicited. Your financial institutions have those information and they will not ask you for that. Sometimes, for verification purposes, they make ask you the last four digits of your social security number. Don't pay to get anybody to get a copy of your credit report. Because of a congressional mandate, all three-credit report bureaus will give you a copy of your credit report for free every year. Go to AnnualCreditreport to obtain your free credit report every year from TransUnion, Equifax, and Experian. While obtaining your free credit report, these bureaus will push some paid services. Just ignore those. Don't get your free credit reports from the three bureaus all at the same time. Then you have to wait one year before you can get your reports again for free. In the mean time, some unwanted stuff may show up in your report. Get your free report every four months from each bureau. If you are using a PDA, password protect it to prevent others from accessing it. Phishing is a popular method to steal sensitive information for identity theft purposes. Don't be a phishing victim. Avoid clicking on any link that comes to your way through e-mails or IM. The e-mail will disguise itself coming from your financial institutions (your bank or PayPal accounts) and will urge you to click a link to verify your accounts or resort to such other tricks. Sometimes, it can be outright threatening. If you click the link you will end up in the thief's website. And if you enter your user name and password, the thief will have enough information to log into your actual account. Open online accounts for all your credit cards and financial accounts. Online accounts are not only convenient for faster bill paying, paperless transactions, etc.; they also help monitor your accounts frequently, instead of waiting for the monthly bill or statement to arrive. Monitor your accounts online every week and if you see any suspicious charges, checks, etc., call you banks immediately. Also setup e-mail based account alerts, if available, to alert you when charges are made to your accounts. If possible, avoid putting your outgoing mails containing bills and checks in your mailboxes for easy access by a thief. Drop them in mailboxes located in the post office or street corners. Better yet, setup online bill payment with your bank and avoid the snail mail for bill paying. You also need to keep your computer safe. Thieves can get into computers through spyware and unsecured wireless or network connections. Use anti-spyware programs and turn on your Windows default personal firewall program. To prevent viruses infecting your computer, use an anti-virus program. Setup accounts for each user of your computer and ask them to use strong passwords that include a combination of letters and numbers. Another way to prevent anybody, including you, from opening any credit in your name is to freeze your credit. This option is not available in all states. If it is available in your state and you opt for this option, you need to lift the block before you allow anybody, e. g. an employer for a new job, creditor for a car loan, etc., to access your credit information. Though it is almost like a foolproof system to prevent identity theft, it is the also the most inconvenient method.

Myspace networking vs. creating a stand alone web site

How do I create a web site? How do I start selling online? How do I make money using the Internet? Is Internet Marketing Valid? People who know me and know that I'm a web developer and programmer ask me a lot of questions about web sites, web pages, HTML code, CSS, JavaScript code, ASP, PHP, Databases like MS SQL and MySQL. One question I answer often is: Should I create my own web site or use a "free" site like MySpace? Sometimes instead of MySpace, it's the free web space that comes with their ISP account they're asking about, but the question is really the same. Establishing a web presence with a professional image requires your own web site and domain name. MySpace is awesome, however it's a social networking tool used to "network" or find people and stay in touch with them. Like most of the tools in your toolkit, it has a function and can be very useful. Use MySpace and other social networks as a marketing resource: to help people discover you or your business and lead them to your main web site. If you are in business, or a serious amateur or hobbyist, you need your own web site. You can setup profiles on all of the social networking sites like MySpace and use those profiles to direct people to your web site. But you need your own web site and domain name. Each site like MySpace has rules and will sometimes delete accounts, either for breaking the rules, or by mistake. You don't want your only site on the Internet exposed to this kind of risk. In addition, you want to look as professional as you possibly can. How do I get started? How do I start my own web site? I'll outline the steps. 1) Domain Names: You need to register a domain name. Select a name that is as short as possible and that reflects your site's function. There are sites on the Internet that you can use to help research this. Once you decide on a domain name that's available, you need to pay for it - this is called registering. You can register it for 1 year up to several years. I use registerFly for this. They also have a domain spinner tool that can help you find available domain names; you simply enter two words and the tool makes variations and combination of the names and checks their availability. 2) Web Hosting: You need to a place for your web site. There are a lot of hosting providers you can choose from. They all work in a similar fashion. You rent space on a web server and bandwidth (traffic to and from the server) by the month for your web site. Prices range from less than $20 per month all the way up to the sky depending on how much space and bandwidth you're using. I can recommend a hosting service if you need help selecting one. 3) Putting the domain name and hosting together: If you registered your domain name with a different service than the hosting provider, you'll have to tell the domain name registrar where your web site is hosted. You do this by telling the registrar the addresses of the "name servers" of the hosting facility. The hosting provider will usually configure your DNS (domain name server) records for you web site on their DNS server and you need to give the name server's address to the registrar of your domain name so that your domain name points to the correct DNS servers. It sounds complicated, but it's really not. If you registered with the same service that you're using for a hosting provider, then this is usually done for you. 4) Create the site: Finally, make your web site. You should spend some time researching popular web sites of the same type as the one you intend to build. This will give you a good idea of what works in that area. One of the keys to being successful in any area is to follow the lead of someone who's already successful. Find some successful sites by doing searches on Google, Yahoo, or MSN and looking at the top sites that are returned. Even if you have no experience making web sites, you can still create a very nice web site. I offer online courses for beginners on how to create web sites - see my info below for the link. In a few hours you can have a very nice looking, functional web site. I hope this helps clear up some of the confusion about web sites, social networking sites like MySpace, and how to start your own web site.

The best medical job search tips ever

In 2003, many work agencies had seen noteworthy increases in the number of medical-related jobs and those that fall under the health care services. The demand for these positions is, in fact, consistently growing because there were also notable increases in medicine and health care-related job searches. It reported a total of 3.5 million searches just in the Internet and a particular web site alone. Finding a job in the medical field can be very tedious and daunting, especially with all those millions of competitors all vying for the same related work field. Therefore, for people who wish to obtain some edge over the others and have higher possibilities that they can get the medical job they have long wanted to have, here are some tips to guide them through: 1. The key to your dream job is in the resume Gone are the days of the so-called “cookie-cutter” resumes. What matters most is to incorporate all the details being asked in the job posting. The employer seeks to find the details he had posted in the listing; hence, he would be expecting to find it on the applicant’s resume. Make certain that the resume matches the qualifications that the potential employer is seeking. 2. Applicant’s should have previous experience already The key point into getting a good medical job is based on the fact that prior to the application, the applicant should, by all means, try to generate some work experience even if the starting salary is just minimal. As long as it will give a person some kind of work experience, he or she should never hesitate to grab the opportunity. In reality, 60% of the hiring employers are interested with the work experience, with all the other qualifications set aside. 3. For medical job searches online, it is best if the applicant will narrow job searches. This means that the person should use terms that are more specific with regards to the kind of medical job he or she is looking for. It will not necessarily give the applicant a thousand results, but at least the applicant can generate at least 10 to 20 job searches with greater possibility of acquiring a job. The bottom line is that medical related jobs are not that hard to find. With some determination and persistence the chances of obtaining the ideal job is just a matter of time.

Want to delete adware fast

Three things come to mind when you hear the word “adware.” The first is in the first syllable – “ad.” This clues you into the concept of adware. So adware is a software that carries an advertisement. This advertisement is displayed as a banner pop up or a bar that appears on your computer screen when you’re using the software. The second is spyware. Although not all adware are spyware, it is generally agreed that many adware programs also have spyware. This has caused a lot of hoopla because certain adware programs track a user’s information which is passed to third parties without the user’s permission. This prevalent situation has put the Electronic Privacy Information Centre on red alert, not to forget some lobby groups that are huffing and puffing about violation of privacy. The third thing about adware is that it’s free. If you think about it, however, it isn’t really free because you are bombarded with unwanted ads and your personal identity is compromised. When software developers offer a software for free, they usually integrate codes into the software that will simultaneously download advertising banners into the user’s computer. The authors of such programs do this so they recoup their development costs for the adware. Even if downloading a program is advertised as free (like in shareware), there are strings attached. Recognizing adware For those who aren’t that computer savvy, they may not immediately know that adware is residing on their computer. If you’re not sure, go to any search engine and type “adware” or “removing adware” and you should be able to obtain a list of the more common adware programs that exist. One online guide we consulted lists the more popular adware programs. Here’s a few of them (there are thousands more, so this isn’t a comprehensive listing): · 180 search assistant · 20x2p · 91Cast · 2nd-thought · ABCScrabble · AceNotes · Active Shopper · Active Search · AdClicker · AdRotator Some web sites will even make a list that will tell you whether it’s adware, malware, Trojan, or a dialer. So far, over 2500 programs have been identified as adware, Trojan or malware, and the list grows longer everyday. Removing adware There are recommended adware removal tools. Like any product, it is a matter of choosing the one that’s right for you. If you’re not sure which product will do the trick, you can read the different forums on adware and adware removal to get an idea of people’s favorite removal tools. Two removal tools we often hear about are Ad-Aware and Spybot. First step is to be aware that your anti virus programs will not remove adware. You need to have a modern anti-spyware scanner. Second, before running the anti-spyware scanner, shut off all your applications on your computer including your email. Disconnect your computer from the internet. Command your anti-spyware scanner to scan your PC and give it permission to remove any spyware or adware that it finds. When the task is complete, re-boot your computer. Re-boot even if the scanner does not prompt you. The process does not end there. After re-booting, run the scan a second time. It is likely that your computer is still infested with one, two or more spyware and adware. Re-boot. After the second re-boot, perform a third scan. If you believe that your computer is still infected, turn on your computer into safe mode. This will NOT eliminate all spyware and adware remaining in your system, but at least will keep the infestation minimal. As a last resort, you may want to refer to TomCoyote. org. This web site will show you how to use HijackThis, a program that will capture pertinent areas that may be housing the “culprits.”

Glimpses of esoteric christianity part 2

He who attunes with the harmony of the Cosmos, with Tao, with the Divine I AM, feeds and expands the flame--like the Colombes tending the sacred fire in Vesta's temple--which results in a greater manifestation of God, the Shekinah, in man's expression in the world of Malkuth--Assiah, God's footstool. Glorified by the divinity of his God-presence, man manifests his full divine potential with the fruits of the Tree of Life in full development with the aspects of will/power, love/wisdom, intelligence/activity in equilibrium and in total unfoldment. Heaven, or the Kingdom of God, is an inner state, a condition within the consciousness where peace, harmony, bliss, love, compassion, wisdom, and power rules supreme. Divine union with the source of our being effects the transcendence of man's awareness and transports him into the corona of the greater Flame, into the kingdom of Life. This is the unio mystica and the ascension sought by Christian mystics and saints ever since the resurrection of the Master Jesus. The Essenes There was a pre-Christian sect called "the Essenes" that was influential in the moulding of Christianity, and it behooves us to look at them briefly. According to tradition, the Essenes are said to have originated centuries before the advent of the embodiment of Love and Purity, represented by Jesus and John--the Harbinger. This unique segment of the Great White Brotherhood is said to have originated in Egypt, and is related with the Theraputae, a sect that specialized in healing, to be found among the nations surrounding the Mediterranean. Some esoteric historians trace their roots to the school of prophets established by Samuel--the Prophet, who anointed Saul as King of Israel. The brethren of this mysterious sect were sometimes referred to as "the Mysterious Ones," "the Secret Ones," and "the Silent Ones," on account of their mystical practices, disciplines, behaviour, and the expression and habits of their normal secular life. A community of Essenes once resided along the shores of Lake Moeris, in Egypt. Some of the members were celibates, those that married probably practiced specific spiritual exercises that permitted lofty souls to incarnate. Like the Christ initiate, the Essenes abhorred animal-sacrifices. It is probable that the former adopted this attitude from the latter. The Essenes had no slaves nor servants, and lived communally, sharing worldly goods; and cooperating harmoniously with every venture that they undertook. They were healers, and made much use of herbs, minerals, the "laying of hands," and invocation of the healing angels. Members of the community were considered holy and pious by outsiders of their group. Nothing is mentioned concerning the Essenes in the New Testament except for a hint or two regarding the mysterious men in white who often appeared to the disciples of the Nazarene Master to offer words of advise. The white woolen robes that they wore, which suggests pre-Islamic Sufism, apparently signifies their status symbol as higher degree members. From the dietary aspect of their way of life, the Essenes were known to be vegetarians; they are also believed to be "God-eaters," a term indicating the ability to nourish the physical body with the life-giving qualities to be found in the pranic ethers. This and the harmonious attunement with other Cosmic forces may account for their unusually long life span ranging from a hundred to a hundred and twenty years. Roman historians such as Pliny, referred to the Essenes in their writings in a somewhat sketchy manner, due to the private and isolated lives that the Essenes led. The absence of any concrete references to the Essenes in the Bible is a fact worth considering. While the other influential sects upon Judaic's social milieu were mentioned, such as, the Sadducees and the Nazarites, the compilers and writers of the gospels for some reason thought it necessary to leave the Essenes out of their texts; or could it be that references regarding their existence and activities were deliberately expunged from the gospels for political reasons by Church Fathers? It is noteworthy that while Jesus criticized some of the other sects for their iniquities, he did not attack or condemn the Essenes. Was there a good reason for this? Certainly he must have known about them, being a son or initiate of the Mysteries. It is believed by some esotericists that the parents of Jesus, Joseph and Mary, were Essenes. Jesus himself is said to have had his early spiritual training among the brotherhood. What Jesus taught in later years, in his ministry, resembled the precepts, doctrines, practices, and disciplines taught by the Essenes, such as the practice of baptism; invocation of higher forces and intelligences; the blessing of meals; the practice of prophecy and healing; teachings concerning the Kingdom of God; and angelology, or the science of energy-forces of Nature personified by those beings. The Essenes appeared suddenly upon the world scene, and vanished with hardly a trace of their existence. It is often inquired by scholars regarding the purpose of the brotherhood's establishment. It is conjectured by some, and supported by tradition, that the prime purpose of the institution of the Essene community was the preparation for the coming of the Messiah and his ministry here on Earth. When the Master Jesus disappeared from public view, so did the Essenes shortly after. Whether they chose to disband, or to operate in a clandestine manner, it is believed that a good deal of their doctrines found their way to other esoteric schools in later centuries such as Masonry, the Rosicrucian Brotherhood, the Knights Templar, and many others. Extensive manuscripts discovered in a cave at the Wadi Qumran along the shores of the Dead Sea in the latter half of this century is expected to shed more light on the Essene belief and lifestyle when the manuscripts are wholly made public. Nowadays there is a revival of the Essenes and that which may be regarded as Essenic thought among spiritual occultists. The Esoteric Life of Jesus Much of the hidden esoteric life of Jesus is unknown to followers of Orthodox Christianity. From their point of view, all important events that occurred in Jesus' life were recorded in the canonical gospels and further inquiry into the matter is undesirable and of no importance; however, several questions are raised by scholars, the most notable are the lack of information of Jesus' spiritual, mystical and secular training; and the non-chronicling of the activities of Jesus between the time of his debate with the Doctors of the Law in the Temple at age twelve and his sudden appearance at the River Jordon awaiting to be baptized by John in the prime of his manhood. What occurred in the interim? Though exoteric Christianity is silent on the subject, the esoteric side with its psychic investigations sheds some light upon the subject. One may well ask the validity of the information regarding the esoteric side of Jesus' life--we can only suggest that it is as much valid as the canonical gospels--and there is more to this statement of ours than what a cursory apprehension can tell. Much of what we are about to relate is derived from the book "The Aquarian Gospel of Jesus," a manuscript scribed from what was witnessed in the akashic records by Levi, an American pastor of the 19th century. The events and account of Jesus' life mention therein are supported by the investigations of other psychics and scholars. We will summarize the contents below and correlate them with other information: Born to parents who were Essenes, Jesus was a normal child in every way except for being exceptionally bright and precocious. The three magi who visited the newly-born babe, are believed by students of esotericism to be the past incarnations of spiritual Masters familiar to Theosophists: El Morya, Kuthumi, and Dwal Kul. The Star of Bethlehem, witnessed by the magi, was, esoterically speaking, the highly developed causal body of the Initiate Jesus. The Star has a higher significance; however. A poet once wrote about the "trailing clouds of glory" that follows the birth of every child. The cloud that trailed behind the babe destined to be the Christ was exceptionally radiant. Incidentally, there was a prophecy among the magi that Zarathustra, or Zoroaster, declared to his followers that he would return again with his angels to lead them. Apparently, it would seem that the magi believed Jesus to be the reincarnated Zoroaster. A holy figure keeps appearing in the pre-natal and early life of Jesus. He is known among the parents of Jesus and John--the Harbinger, as "Gabriel." Judging from the interest that the Essenes had in the child Jesus and the characteristical nature of their higher ranking members, it is probable that Gabriel was one of their holy brethren who was an adept in the art of bilocation, or psychic projection. One of their members could also have been overshadowed by this lofty archangel. No matter how Gabriel manifested himself, he certainly was instrumental in conveying important matters and protecting the Holy Family from the attacks of negative forces. Later, after receiving the news of a babe having been born and destined to be "King of Israel," Herod ordered his soldiers to massacre every child in the kingdom. Joseph and Mary, the parents of Jesus, fled to Egypt taking the promised child with them. Thus far, the events mentioned are in accord with the canonical gospels; however, the accounts of Luke, Mark, Matthew and John fails to relate further developments which were essential to the spiritual upbringing of Jesus. In Zoan, Egypt, Mary and her cousin were trained in the workings of Cosmic Law and were taught the spiritual doctrines by the Masters of the Egyptian Brotherhood. These various teachings were given to them to be later passed on to Jesus and his forerunner, John--the Harbinger, at the appropriate time. After a few years of educational activities, word was given to the mothers to return to Israel. As a child, Jesus loved to read, and he enjoyed perusing the holy scriptures of the world such as the Avesta and the Vedas. He especially loved the Psalms of David, and committed most of the things he read to memory. The Embodiment of Love revealed his nature for the first time in the narrative by subsequent events. A birthday feast was given by the grandparents of Jesus in his honour. When requested by the host as to the gift desired by Jesus, the child pleaded on behalf of the starving children to be found in the area. Permission was granted for the child to invite the famished ones to join the feast, and this filled the heart of the young Jesus with joy. Even at an early age Jesus criticized animal-sacrifices practiced by the Jewish priesthood. Hillel, the head of the Sanhedrin, was unable to offer any solace to the grieving heart of Jesus regarding the blood-ceremony when the lad sought his assistance. Hillel, humbled by the sincerity and wisdom of Jesus offered to train the child concerning the exoteric law of the Jews. The early esoteric training of Jesus was with the Essene Brotherhood. Once he complained to his mother of the narrow-mindedness of the Jews and voiced his desire to meet his "other brothers" in other nations to study of their ways. This opportunity came quickly when an Indian Raja visited the land, invited and offered to sponsor Jesus' mystico-religious education in India. It would be proper at this time to digress for a moment to point out the various ways with which the mystical and spiritual training of Jesus were effected. The following were his main modes of study and the acquisition of knowledge: 1) Attunement with the Cosmic Mind, with God's Omniscience. 2) Recollection of knowledge and training from former life-times. 3) Personal observation of people, their beliefs, and way of life. 4) Personal research and study of ancient, secret manuscripts. 5) Tutorship under various Masters of Wisdom. Back to our summary: In India, Jesus taught and studied; it was in India that he learnt the mystic art of healing. Here, among the Arya-Hindus, he made friends, and he made enemies. He spoke against the caste system which angered the Brahmins. The situation became so perilous that he was advised by a friend to flee. Circumstances being as it was, the young avatara decided to visit Nepal to carry on his ministry there. Prior to Jesus' leave from India, he received news of his father's death and wrote to his mother to console her. In Nepal he discovered from an Indian Master the existence of secret teachings in Tibet. He decided to read the texts himself and commenced his journey to the monastery in Tibet where they were kept. In the land of Lamaism, he is received warmly by Meng-Tse, a Chinese sage, who assisted him with his spiritual researches. Certain manuscripts are said to have existed in one of the monasteries concerning Jesus' sojourn in India and Tibet. Among the witnesses said to have seen or known about these manuscripts was the famous Russian painter, Nicholas Roerich. After a brief stay in Tibet, the young avatara headed for Nazareth, his homeland, stopping in Persia and Assyria. In Persia he was received by the magi that visited him in Bethlehem when he was just a babe. Together, with several others, he meditated in silence upon the spiritual needs of mankind. His other activities in Persia, and later Assyria, included healing and preaching. Among the Persians he instructed the "few" a meditational process of mystical development. In Babylon, Assyria, he visited some ruins in the company of Ashbina, a mystic Master of the Land. Shortly after, he is homeward bound. Following his reunion with mother, family, and friends, he sets on the trail again, this time for Greece and Egypt. It was in Egypt that he applied for initiation into the Mysteries of the Egyptian branch of the Great White Brotherhood--like his western predecessors before him--Plato and Pythagoras. After passing several tests with honors, the hierophants of the Brotherhood initiates the Nazarene into the deepest secrets of Man, Nature, and God. This culminates in his graduation with the title "Christ." Before leaving for Nazareth, the crowned Jesus, with an important mission entrusted to him by the Karmic Lords and Cosmic decrees, is blessed by the Seven Sages of that particular world-period, and convened to discuss upon the spiritual requirements of man living in the new dispensation of the Piscean Age. The Seven Sages, making out a "Council of Seven," were representatives of the exoteric rays that radiates from the Great Central Sun. They are somewhat related to the "Seven Chohans of the Rays," known in New Age spirituality. It is believed by mystics that the mission of Jesus consisted of 7 goals: 1) To instruct the masses concerning the immortality of the Soul and a salvation from physical bondage by personal effort. 2) To embody and replace the imagery of wrath surrounding God with that of Love. 3) To demonstrate the birth and perfection of the Christ within, followed by the spiritualization of the physical form. 4) To anchor a certain spiritual force into the physical plane and planet. 5) To live out a parable of the Soul. 6) To fulfill the various prophecies concerning the Messiah in the Holy Scriptures. 7 To demonstrate the divine potentiality, the occult talents and powers of Man. Through exoteric and esoteric sources, we know that the Nazarene Master fulfilled his spiritual mission successfully. Unfortunately, throughout the centuries the Church had misrepresented and misinterpreted the teachings of the Avatar. The scriptures, the gospels, were altered by the Councils of Nicea and Trent for political and personal purposes. Wine, when poisoned, is undrinkable whether in new skins or old. The nature of blessings is interesting enough to comment: All blessings are derived from a spiritual source. It is God that blesses through man. Man can only be the tool with which God's blessings and grace flows. Love is the principle that prompts the heart of man to bestow a blessing; and Love, as all mystics are aware, is an aspect of the triune nature of God. Blessings cannot be revoked, as illustrated in the narrative of Isaac and his sons, Esau and Jacob, for the simple reason that the divine intelligence does not create errors. Love functions impersonally according to Law--to the Law of Karma, the Law of Grace, the Law of Giving and Forgiving. It is a joy to bless rather than to curse. The latter is an egoistic expression, the former a divine flow. Power flows through the hands--whether the operator is conscious of it or not--thus, the hands in its many mudras, or mystic gestures, are often used to implement the blessings upon another. When blessing the Nazarene, the seven Masters placed their hands, the tools of their will, upon the crown chakra of Jesus. As in many rites in Esoteric Christianity, especially in transmitting a divine influence upon another, invocation is often made upon God or the angelic hierarchy. Divine power through the hands, divine words uttered from the purified throat chakra, and divine love flowing from the radiant anahata chakra, all of which unify in one tremendous force that uplifts the consciousness of the recipient of the blessing. It is man's prerogative and responsibility to bless all lesser life, for the greater life has blessed man with individuality, self-consciousness, and potential immortality; however, blessings should be given wisely and discriminately, in accordance with the need of the individual. It is not simply the recipient that is blessed by the grace of God, by the grace of the giver--the instrument of God's blessings is likewise graced by the spiritual transmission. Eventhough the blessings that we are referring to here is of a psycho-spiritual nature, it could even take on a material form. The effects of blessings are creative, constructive, curative; curses are inherently destructive--even to the one cursing. Our modern society seems to have lost the urge and instinct to bless. In contrast, curses have become a pseudo art-form, a warped-sense of pleasure to those destroying the nobility of man's fine sensitivity to Nature's manifold expressions. The Kali-Yuga is a pot under extreme heat and pressure. All dross eventually and inevitably rises to the surface at the personal and global level to be dealt with by Man; for Man is the originator of most of the dark effluvia, the misqualified energies that each Divine Fragment of God should transmute and purify. After the appearance of Jesus at the River Jordon to be baptized by John--the Harbinger, the narrative follows along similar lines to the canonical gospels. It is unnecessary to recapitulate this, we will instead discuss some of the arcane doctrines of Christian esotericism. Esoteric Doctrines Throughout the centuries following the ascension of the Nazarene, various esoteric schools were established to perpetuate the secret teachings of Jesus, under the decree of the Great White brotherhood. Most of them operated in a clandestine manner for fear of being persecuted by Church and State. In an Age of superstition, fear and ignorance, it was only appropriate for these Mystery Schools to guard the treasures of the Spirit for the elect, the "chosen few." Not casting pearls before swine was an oath deeply held by the brethren of mystical circles. Cathars, Rosicrucians, Templars, Alchemists, Christian Qabalists, Gnostics, and Martinists, were just some of the brotherhoods and traditions that taught the inner meaning and mystical sense of the Holy Scriptures and the esotericism of religion. The doctrines and precepts of these prestigious Orders had teachings in common, with slight variations as to detail and methods with which the spiritual goal, the "Holy Grail" may be attained : The quest for the Chalice in the Grail stories required a warrior's will, discipline, and determination; the purity of a maiden capable of enchanting a unicorn; and the simple faith of a child in attunement with Nature--all of these were embodied by Sir Galahad, the only knight successful enough to attain the Chalice in the Grail Mysteries without any problems. At this time we wish to discuss briefly upon the following esoteric topics: 1) Man's Fall 2) Reincarnation 3) Karma 4) Light 5) Man's Divinity 6) Perfection 7) Salvation 8) The Esoteric Concept of God Copyright © 2006 Luxamore

You make me feel

Do other people make you feel things? Do they make you feel happy or sad? I’m curious. How do they make you feel this way? Do they say, “Hey, here’s a tin of sadness.” Or maybe they say, “Ahh, you need a bucket of happiness. Hold on, I’ve got one here you can have.” Can you find happiness or sadness on the supermarket shelves, pre-packaged and ready to go? Shopaholics amongst you would argue that you could; however I would say you can’t. We often rely on other people to “make” us feel a certain way. We rely on them to do something, say something, be something in order for us to feel happy. If they don’t do what we are expecting them to, we get upset, sad and hurt. In short, we often attempt to control other people in order to control how we feel; that is, our emotions. And when we do this, we are setting ourselves up for failure, because we can’t control anyone else. We cannot force anyone to do anything or assume they will. There is just one person we control; ourselves. People don’t make us feel certain emotions. We choose to feel them. We decide to react in a certain way. We make assumptions about what people mean. We leap to conclusions. No one can give you a tin of unhappiness, or a bucket of joy. These things are not physical items that can be passed from person to person. They are intangible items that exist only in ourselves. In fact just the other day I was at a wedding. I told one of my friends how wonderful she looked and how much I liked her outfit. She leapt to the conclusion that I was being sarcastic and chose to be offended by what was a genuine compliment. Had I even been being sarcastic, she could have chosen to be complimented and replied with a, “I’m glad you like it” and felt better about herself. There was a guy I knew when I was younger. He was short, balding, spotty and he had been short changed in the looks department. Yet whenever we went out to bars, he’d wander up to any pretty woman and start talking to her. If she turned him down, he’d shrug his shoulders and continue. I don’t think it ever even occurred to him to feel bad about these rejections. He’d just smile and say, “Your loss” and move on to the next one. Believe it or not, each of you are in control of yourself and how you feel. You can choose to feel anyway you want. Right now, you could choose to feel happy; or I am sure you could choose to feel sad. Just by thinking about it, you could change how you feel. It’s almost magic isn’t it? So what about choosing how you feel when you are interacting with other people? The vast majority of people run on auto-pilot. They allow their body and mind to more or less get on with it, not worrying too much about the programs that are running or the condition of it. It doesn’t interfere with them too much so they allow it to get on with it. It’s like watching all the cars driving around a city and not realising there is someone inside controlling them. Most people have forgotten there is this “person” inside of them controlling them. If you choose, you can take back control of how you feel and stop relying on other people to meet certain conditions. When you go to the office and someone says, “Good Morning” to you, you can choose to grumble and mutter, “There’s nothing good about it.” Or, you can choose to reply in kind and say, “It’s a fantastic morning.” That is, you can choose to feel bad or choose to feel good. Which do you prefer? Realise that you are the only person who can make you feel anything and stop allowing the people around you to make you feel bad. Decide to feel good and enjoy yourself. If someone turns you down or rejects you, “It’s their loss” or something similar. If someone says insults you, “Poor thing, must be confused” or something similar. Decide to take back control of yourself and your life and to stop being on auto-pilot. Choose how you are going to feel instead of allowing other people to choose for you.

The miraculous conversion

The recent bloodbath among online content peddlers and digital media proselytisers can be traced to two deadly sins. The first was to assume that traffic equals sales. In other words, that a miraculous conversion will spontaneously occur among the hordes of visitors to a web site. It was taken as an article of faith that a certain percentage of this mass will inevitably and nigh hypnotically reach for their bulging pocketbooks and purchase content, however packaged. Moreover, ad revenues (more reasonably) were assumed to be closely correlated with "eyeballs". This myth led to an obsession with counters, page hits, impressions, unique visitors, statistics and demographics. It failed, however, to take into account the dwindling efficacy of what Seth Godin, in his brilliant essay ("Unleashing the IdeaVirus"), calls "Interruption Marketing" - ads, banners, spam and fliers. It also ignored, at its peril, the ethos of free content and open source prevalent among the Internet opinion leaders, movers and shapers. These two neglected aspects of Internet hype and culture led to the trouncing of erstwhile promising web media companies while their business models were exposed as wishful thinking. The second mistake was to exclusively cater to the needs of a highly idiosyncratic group of people (Silicone Valley geeks and nerds). The assumption that the USA (let alone the rest of the world) is Silicone Valley writ large proved to be calamitous to the industry. In the 1970s and 1980s, evolutionary biologists like Richard Dawkins and Rupert Sheldrake developed models of cultural evolution. Dawkins' "meme" is a cultural element (like a behaviour or an idea) passed from one individual to another and from one generation to another not through biological - genetic means - but by imitation. Sheldrake added the notion of contagion - "morphic resonance" - which causes behaviour patterns to suddenly emerged in whole populations. Physicists talked about sudden "phase transitions", the emergent results of a critical mass reached. A latter day thinker, Michael Gladwell, called it the "tipping point". Seth Godin invented the concept of an "ideavirus" and an attendant marketing terminology. In a nutshell, he says, to use his own summation: "Marketing by interrupting people isn't cost-effective anymore. You can't afford to seek out people and send them unwanted marketing, in large groups and hope that some will send you money. Instead the future belongs to marketers who establish a foundation and process where interested people can market to each other. Ignite consumer networks and then get out of the way and let them talk." This is sound advice with a shaky conclusion. The conversion from exposure to a marketing message (even from peers within a consumer network) - to an actual sale is a convoluted, multi-layered, highly complex process. It is not a "black box", better left unattended to. It is the same deadly sin all over again - the belief in a miraculous conversion. And it is highly US-centric. People in other parts of the world interact entirely differently. You can get them to visit and you get them to talk and you can get them to excite others. But to get them to buy - is a whole different ballgame. Dots had better begin to study its rules.

Solar power becoming americas choice

Solar power is the power extracted from the sun’s energy, which is the sunlight. As the sun provides us sunlight for free, solar power itself too is a renewable, clean and environment friendly source of energy. With rising concerns about depleting fossil fuels and rise in air pollution, the use of solar power as an alternative source of energy is fast gaining popularity. By harnessing and using solar power at home, it is possible to cut down the cost of power bills and extensive use can even make one totally independent in terms of power requirement. This is mainly because sunlight is available for free almost round the year and the best part is that solar panels and other such solar equipments require little maintenance. But now, one million dollar question arises - that is why, in spite of so many benefits, are people using solar power only sparingly? The answer to this question lies in the fact that the solar powers are largely inefficient. To counter this problem, bigger panels have to be installed and this makes using them cumbersome. Also, some people prefer not to mess with the aesthetic beauty of their houses. Also, the solar panels do not come very cheaply. Moreover, there is the inherent problem of unable to work at night and providing very little power during cloudy days. With the depletion of fossil fuels, the scientific community has been urged to understand the urgent need to consider upgrading of existing solar panel technology. Now, with continued research and development in those areas, the solar power systems have undergone drastic changes. They have figured out how to make cheaper solar panels and also improve their efficiency. One of the major milestones achieved in the solar power technology is the invention of photovoltaic cells. They have gone a long way to reducing the size and increasing the efficiency of the solar panels. In a solar panel, the photovoltaic cells are placed on a steel substrate. Each cell is capable of capturing various spectrums of sunlight. The solar photovoltaic panels have overlapped layering of the cells which makes them an efficient source of producing power. The new solar photovoltaic panels use amorphous silicon thin alloy technology. This solar photovoltaic panel based on the new technology is not that bulky and can be easily placed on the roof of houses. It is many times more efficient than a regular solar panel. Moreover, they don’t look that bad and can be easily implemented without affecting the overall looks of a building. Another milestone in the road of solar technology is the invention of photovoltaic shingles. They are basically nothing but solar panels which are modified and made into shingles. Photovoltaic shingles can be used as a convenient and aesthetic substitute for large and bulky solar panels. They are implemented in the roofs of houses as normal shingles. They are usually black colored and have the appearance of normal shingles. And they serve the dual purposes of adoring your house as well as harnessing solar power and converting it into electricity for your use. Moreover, they save you the cost of buying extra shingles. In a nutshell, they are good looking solar panels. Experts have said that the technology of using photovoltaic cells and photovoltaic shingles is a major breakthrough in the harnessing of solar power. Research is going on for further development in the solar power technology and you can expect even smaller and more efficient solar power systems made available in the near future.

Life without plastic in thailand

I was a soldier stationed in Bangkok, Thailand back in the early 1970's. Not always having a bunch of money, I used to eat food from the local street vendors. Most of my meals were served wrapped in either a banana leaf or yesterday's newspaper. Some meals were even served off of unclassified military paperwork that was recovered from the rubbish. Nowadays, everywhere in Thailand the vast majority of street vendors serve food and drink in plastic bags. McDonalds has nothing on this fast food experience. Whatever you order, be it a rice or noodle dish, is scooped up into a plastic bag and then sealed with a rubber band. This also includes soups and drinks. Smaller bags of sauces and spices are also provided. You can even get fresh sliced fruit to go in a small bag with a skewer to stab each sweet morsel. Shopping on the streets, markets, and malls will also expose you to bags and bags of plastic. It doesn’t matter what the size of the item, it will go in a plastic bag. I have had numerous occasions where I acquired a large plastic bag to hold a variety of articles and each successive purchase resulted in a small plastic bag being put into the larger. Despite my objections that the smaller plastic bag was not required, I was turned away with a confused look and a smile. Needles to say, after a day or two in Thailand, you tend to acquire a pile of plastic bags. I do manage to use a couple of them for dirty laundry or to keep items separated, but most of the plastic goes straight into the trash. I really don’t know what the Thai people would do today without plastic bags. If the tree-hugging environmentalists ever came to Thailand, they wouldn’t know what to do. Where would they put their sticky rice and beef jerky? How would vendors sell coke to go? How would the bootleg software and DVDs be distributed? How would I get my bowl of Thai soup home? Would they be able to revert back to banana leaves and yesterday's newspapers? I don’t think that the Thai people could live without plastic bags. And any attempt o stop the usage would result in disastrous results.

Tips on how to handle abusive relationships

A Relationship is a very valuable aspect in our life. It must be unique and something to be enjoyed by everyone. We all dream of having a very healthy relationship especially with our friends, family members and loved ones. It is a relationship wherein we enjoy each others company. We do things together like watching a basketball game or sometimes with the company of some friends. We are honest about our feelings with each other. There is mutual respect and sincerity between the two of us. It means we pay attention to each others opinion or thoughts. Always trying to reach out to each other to strengthen the bonds of the relationship. On the other hand, to have an unhealthy or abusive relationship is to experience the exact opposite when we are having a healthy relationship. We usually feel bad about ourselves. We do not verbalize our feelings. We take each other for granted. It could be in the form of hurting the other person verbally, abusing the person physically, emotional abuse and sexual abuse. Sometimes, both of them will be violent or be abusive to each other. There are situations wherein only one is abusive to the other. Most often, the abusive relationship does not happen immediately only after sometime. That will be the manifestation of the real self of the person you promised to live with. If we are experiencing an abusive relationship, then how are we to get out from such relationship? First and foremost, we need to talk to somebody we could trust, like for example our parents, a friend , guardian, counselor, teacher or a doctor. We should relate to them that we are having an unhealthy relationship and what the other person did so as to abuse us. If we are afraid to tell our parents, then we should approach somebody whom we trust to help us in telling our parents, to the counselor, security of the school, and even the police about the abuse. And we will be able to escape such relationship. In leaving an abusive relationship, sometimes it is too risky to do so. There is a necessity for us to make a plan for our safety so that everything will be done smoothly. It will surely not be difficult and safer if we will have a plan. These are the tips for our safety plan. • Do not be ashamed to tell your situation to somebody you trust. • Mention directly to the person abusing you that you do not want to see him or her in order that they will not be able to touch you. Do it when your guardian or parents are present. • If you are injured, go for treatment from your doctor or the hospital. • Record in a diary when the date of abuse happened. • Contact should be avoided with the person. • Do not walk alone. Be with your friends. • In case of emergency, look for a safer place like the police station. • Always bring your cellphone, phone cards and money. • In case the person is following you, do not hesitate to call 911. • Always have the domestic violence hotline numbers. Most of the times, it would happen that the various abuses we mentioned are done inside our very own home, we feel bad about this kind of situation. In other words, our home can no longer guarantee our safety and security with the other members of the family. Sexual abuse is committed right at the doorstep of our home. Child abuse is also done when a person assigned to take care of the child fails to do so. There are times when the child is physically hurt out of jealousy. And what ever happens, the parents and health caregivers must be prepared to protect and take care of the child.

An industry blueprint to stocks and shares

In this day and age, a lot of things have changed from how they used to be, which can be new and exciting for most. Because of the large size of the stock market, beginner investors appear to feel overwhelmed as to where to even activate investing their money. To most people, the stock market presents a messy web of options but does not reveal the highway map of clarity to guide their way along way in their investment adventure. The key to investing in the stock market is to become as educated as it is possible so that you know exactly what is taking place at all times. This helps people to make plausible and sound decisions about their money, thus, dropping the stress involved with investing. The usual person, when beginning to entertain the idea of investing in the stock market, falls into one of two categories. Class one is the gambler who feels that investing is definitely a form of betting and no question what they do, they are certain that they will drop money slightly than make money. It seems that this opinion of investing in stocks is either formed from friends and family that have been baffled by the stock market or private experience and lost money. If someone has personally made losses in the stock market, it is pretty evident that they were not educated enough at the time of their investment in the stock market. Therefore, they must become educated as to what exactly the stock market is as well as how its system works in order to become a successful investor. Class two, on the other hand, represents the “go-getter” investor, which is an individual who knows that they should invest into the stock market for the safety of their monetary future, but they have absolutely no idea where to begin. The “go-getters” lean towards avoiding their monetary decisions and leave it up to professionals; therefore, they are powerless to justify why they own a certain stock. A usual “go-getter” operates in blind faith, as one stock goes up in value, they more than likely will hold it. The “go-getter” is in poorer shape than the gambler in that they will invest like everyone else and then wonder why they receive an unsatisfactory or devastating outcome. This just proves that the typical person should become thoroughly educated about the stock market as well as stocks before investment takes place. Essential to every economy is business...businesses that started out as small operations that have grown to become money making giants, raising capital by promoting stock in them to people who want to invest to make their futures financially secure. As small businesses start to grow, one of the supreme obstacles is generating enough money in order to develop into a superior operation. Businesses either scrounge the money in the form of a offer from a bank or venture capitalist, or someone that will invest money into a business in which they feel they will receive a high rate of return, or a reap from their investment into a business, in order to create the currency to expand. The most common choice for a business to gain money for the view of expansion is to take out a loan; however, there is no agreement that a bank will offer money to any given business. What we have explored up to now is the most important information you need to know. Now, let’s dig a little deeper. In this case, business owners roam to the stock market for help in the form of issuing stocks. Firm owners relinquish a tiny fraction of control over their business and in reciprocation; the stock market provides that business money that does not have to be salaried back, in order to guarantee expansion. As an added bonus, the business is permitted to “go public,” a saying that means a brand is selling stocks for itself for the first time, so that business owners no longer are required to borrow money from banks because they can merely use their own stocks for getting monies to use for expansion. Thus, as the business grows and sells their stocks to people, the better chance a sponsor has on gaining a return on their investment as opposed to a loss. As an investor, it is to your advantage to efficiently study each and every business in which you propose to hold stocks. The more facts you know about any certain business, the easier it is to make a plausible decision as to whether you should hold stocks or want a different business in which to work with. Try searching for a particular keyword from the title of this article on your search engine and you are sure to find a wealth of knowledge.

To buy a fat pig

What does buying a fat pig have to do with your business? Stick with me and all will be revealed. Does your business have a tactical and a strategic way to go to market? Let's go down to Mr. Hoover's butcher shop to see how it's done. Mr. Hoover has been selling bacon and other pig products for years. That's pretty tactical, but can result in a good continuing income stream. A lot of customers come in week after week to buy their bacon and ham and pork loin, after all. But Mr. Hoover wants to develop another income stream. What, he wonders, if he could get people to buy the whole pig ahead of time. And, maybe, he also could get customers to pay for a pig on the installment plan. Then, Mr. Hoover could afford to buy more pigs basically for nothing. Customers would be paying for the upkeep. And, Mr. Hoover could even own a stud pig that he "rents" to other pig farmers. Yet another income stream. Sweet! My tactical tool - or bacon - is email newsletters and marketing programs aimed at customer retention and loyalty. Once I'm in the door with email, I can develop a client relationship that later allows me to sell the whole pig. I designed my business this way from the start so I'd have a continuing income stream. Then, I could concentrate on what I really like to do: selling myself as a strategic partner who can help a business develop its positioning statement, fully define its audiences and develop and implement a more comprehensive communications program that has bottom line impact. That's my fat pig. Have you thought about your business that way? What's your fat pig?

Designers and architects are aesthetics more important than practicalities

As a cleaning company we get called in to carry out builders cleans on new builds and refurbishments. Time and time again what we see is that the designer has had something built, laid or put in place solely on the grounds that it looks good with no regard as to how it will stand up to use or the practicalities of trying to keep it clean and looking good. They produce their design, see it through to the finish and then walk away. Only later does it become apparent that it is completely impractical from a cleaning point of view but they do not seem to learn from their mistakes because the same ones keep being repeated. Let us take some classic examples. Car showrooms are a prime example. Car dealers require a nice environment to show of their brand new cars. So what do you need? A large rectangular space in which to fit the cars. Large windows so that the cars can be viewed easily by passers by. Clean freshly painted walls with some nice pictures placed strategically. A potted plant or two. Modern desks for the sales people. Some colourful stands advertising the products interspersed between the cars. All pretty standard and nothing exceptional to allow the designer to soar into the realms of artistry. One thing however is missing from this list and that is the flooring. Now it is here that the designer has something to get their teeth into. What do they come up with? Bright, shiny, white or cream floors in ceramic tiles. This is really good, because the light coloured shiny floors set the cars off really well because the majority of them are in relatively dark colours. So in the building or refurbishment programme this is the type of flooring detailed and once laid and cleaned it looks marvellous. Then they start to bring the cars in and the customers walk in and then the trouble starts. Invariably the cleaners are blamed for not cleaning properly. The tiles are smeary, or the trye marks are not being removed, water marks are being left and so the complaints go on. What is actually happening is that oil and fuel spillages occur, even small amounts are sufficient to create problems. Tyre marks are left on the tiles and new tyres are coated with a resin to make them look shiny and clean and small amounts of this are deposited onto the floor. Normal cleaning fluids will not remove these completely and they will become spread over all the tiles in time by the mopping or other cleaning process employed. So tyre impressions and footmarks will be clearly visible even after cleaning. The only answer is to clean with a scrubber and a degreasing solution. However this adds considerably to the cost of cleaning the showroom and most garages are not willing to pay this additional sum so they continue to blame the cleaners. It could be easily solved if patterned tiles were used which would disguise these impressions and then normal mopping and cleaning would be sufficient followed every three months or so by a scrub with degreasing solution. Have garages or designers twigged this yet? No, because plain tiles have continued to be used in showrooms up to the present day.

The challenges of teaching math today

During my years of teaching I’ve been wondering what to do to improve math education. My own teaching philosophy is simple, but throughout the years it has proven to be effective. While the groups I have taught have been diverse, there are certain consistencies in their responses, particularly, students appreciate a clear and sound explanation of a difficult concept, and experience the greatest growth when they have the chance to express themselves by asking any questions they might have and feel comfortable in class. My first objective in any class is to create a safe atmosphere for learning. That involves encouraging students to express themselves freely, but respectfully. It is always extremely important to set the tone during the first classes, telling the students what is expected from them, and what can they expect from me as a teacher. Learning the students' names is a very good start to creating a personalized experience. Some students feel very intimidated by being in a math class, and treating them individually helps to bring them into the group, as well as to convey a sense that they are not just bystanders, that I care about their individual progress and am there to help them with their specific needs. Secondly, there is no substitute for good teaching. The key to success is to teach well. It’s very rewarding to receive positive feedback from students about the quality of your teaching. I think it’s very important to find a way of seeing math concepts that appeals to students. Being able to translate difficult concepts into something that they can digest is a must. Still, every class is a new challenge, and some old tricks of the trade might not work all the time. We as teachers have to be prepared to adapt to each class and use our creativity and intuition to help the students learn. Third, I think it is fundamental to be dynamic and entertaining. Math can be dense sometimes, but that doesn't mean it has to be boring or tedious. Being dynamic means to be proactive and receptive. We need to be proactive by taking the initiative to show the students new perspectives they didn't imagine before, and we need to be receptive in order to adjust our techniques to make them the most suitable for the specific needs of a group of students. It is a fact that every group of students is different, and each group needs different approaches. Flexibility is the key. Fourth, I like to challenge students, with achievable tasks that can build their confidence as they stretch beyond their comfort level. I like to encourage them to do things they didn't think they could do. I have noticed that the students find tremendous satisfaction when they achieve something that they didn't think they could achieve. To see that is really rewarding. That's one of the biggest payoffs of a teaching career, to see the students find unexpected talents in themselves. Teaching mathematics requires great sensitivity and perceptiveness. There are people taking math classes who have no interest in the field at all, and take the class only because it is a requirement for their major. It's also common to find people who are very frightened of how hard math can be. These are instances in which the teacher must convey to the student that even though math can be challenging, it is like any other subject, and is accomplishable through discipline, persistence, and hard work. These students' preconception of math as difficult and abstruse is often their biggest stumbling block, and as a teacher I help them to break down these mental barriers by providing alternative ways of looking at problems until the information "clicks." Positive leadership is the key to making students feel that they can get a lot from the class they are taking. It is our role as teachers to let them know that math is an incredibly exciting field and that the possibilities are endless. But it is also our role to show them that achievement does not come for free and effort is a primary factor in the formula for success. I feel that we have the tools now, more than ever, to make teaching a very rewarding experience for both my students and ourselves.

Credit repair charging orders in the county court

DEFINITION OF A CHARGING ORDER Charging orders are filed at the courts by a creditor in order to secure a money judgement ordering the debtor to repay what he owes. Whenever a charging order is filed, it automatically acts as a safeguard for the debt. That is to say, it becomes a “security” for the debt, much as a mortgage acts as a security for the house or the land. Before a charging order can be issued, a hearing must take place in court. There are several ways to can prevent a charging order from coming into being. In this report, you will find a description of country court procedures on charging orders, and the steps you can take when creditors file a petition to serve you with a charging order after suing you in High Court. This report will tell you what to do if you suspect a charging order has been filed against you and you are unsure of the next move you should make. A CREDITOR CAN PETITION THE COURTS FOR A CHARGING ORDER WHEN… There are two instances when a creditor can request the court to issue a charging order. One of these is when they already have a county court decision against the you, the debtor, where you are compelled by the court to pay the debt in what is known as a “forthwith” judgement. This means payment of the debt must be made in full straight away, or at a particular date set by the court. Another case is when there is a previous judgement against you for payment of the debt in instalments, and you have defaulted on one or more of them. However, if you are currently paying your debt in instalments as ordered by the court, and you have not missed a single one, the court cannot issue a charging order. This is based on the decision in the 1997 landmark case of Mercantile Credit Co Ltd versus Ellis involving debt payments and charging orders. THE PROCEDURE FOR FILING A CHARGING ORDER APPLICATION There are two stages in the filing of an application for a charging order: FIRST STAGE: THE INTERIM CHARGING ORDER Whenever a creditor applies for the issuance of a charging order against you, the court shall first establish that you partly own or have an interest in the property that is the subject of the charging order. After ascertaining this fact, the court shall release an interim charging order. Please note that this is NOT the final charging order itself. The court can give this order, with a duplicate sent to you, even without a hearing. A date is then set for a full hearing after the interim order has been issued. After approximately 21 days, the District Judge should be able to set the hearing to decide on the the issue of whether to make the interim charging order permanent or final. This hearing normally takes place within the private rooms of the District Judge. Apart from this, the Land Registry will be furnished with a copy of the interim charging order against you. This will serve as a “caution” on your property preventing you from disposing of it prior to the hearing. The Land Registry will likewise inform you of this “caution” in writing. SECOND STAGE: WHEN THE CHARGING ORDER BECOMES FINAL At this point, a hearing is set before the District Judge, and the court is tasked to decide whether or not the interim charging order should be made final on the property in question. This is also known as the final charging order. Any objections you might have against the final charging order should be set in writing and sent to both the court and the creditor at least 7 days before the hearing. The objection letter must be sent through registered mail and should state all of your reasons and present evidence of why a final charging order should not be issued against you and your property. Sending a letter of objection to the creditor and the courts will allow your explanation to be taken into consideration during the hearing presided over by the District Judge. It is important that you attend the hearing, even if you have sent a written objection. It is even more important for you to be present if you have not submitted any written evidence at all. The court has the discretion to withhold the charging order, which is why it is necessary for you to serve notice that you will be attending the hearing. If the hearing date is inconvenient for you, you must immediately inform the court so another date can be set. Absenting yourself from the hearing may have a negative impact on your case, as the court can rule in favour of the creditor by making the charging order final and irrevocable. If the reason you cannot attend a hearing is because it has been filed in another court, you have every right to request that it be heard at a court within your area. There is a form required for this called the N244 application which, for a fee, allows you to fill out your reasons for the transfer, be it the travel time involved, the considerable distance, or the costs you are likely to incur for childcare. HALTING A CHARGING ORDER IN ITS TRACKS The court has the responsibility to decide whether or not to issue the charging order. Based on The Charging Orders Act of 1979, there are several considerations that the court has to look into before making its final decision. Among these conditions are: 1.) The “debtor's” personal situation The court has to take into consideration that you may have other creditors whose rights may be prejudiced with the issuance of a charging order. This means the court will have to look into your personal circumstances - your other outstanding debts, your mortgage, any equity on your house, and if you have sole or joint ownership of your home – before making its decision. Assuming you have quite a number of outstanding debts with several creditors, issuing a charging order in favour of one creditor will unduly prejudice the rights of the others. It may be a good idea to show evidence that you already have a payment schedule in place with your other creditors to forestall the charging order from being released. It would be an advantage on your part to present a summary of your debts, including the amount of each, and whether some of the creditors have held out on interest charges. In like manner, one of the requirements of the creditor in the filing of a charging order is to include a list of all the other creditors that he is aware you have. Although creditors may be furnished a copy of the interim order to give them a chance to protest its issuance during the hearing, the court is not obligated to supply them with one. This means that your other creditors are unlikely to be aware of the interim order hearing. If you feel that one or more of them may be “unduly prejudiced” by the charging order, you may include this argument in your written objections, as well. Loan security can also be used as an argument. Whether or not your creditor offered you a secured or an unsecured loan may have an impact on the rights of your other unsecured creditors if a charging order is issued. You can also request the court for an instalment order to enable you to pay the debt in affordable monthly instalments. This is one other way the court can order as settlement of the debt. If you are employed, you can petition the court to have the payments taken directly from your salary, as long as your employment is not put at risk. Examine the type of debt that you have and determine if it has been made under the Consumer Credit Act. This may be a factor you can use in filing an application for a Time Order, which can be more advantageous on your part compared to a charging order. The court may consider looking into this to amend your monthly payment schedule and stretch out the paying period. Part of your argument may also include appealing for an administration order instead of a charging order. This is only applicable if the sum of your debts to all your creditors comes to less than Ј5,000.00 If bankruptcy is just around the corner, point out that your other creditors will be disadvantaged by a charging order which will secure debt payment for only one creditor. Your mortgage can also be used as a condition to parry the creditor’s application for a charging order. This is particularly true if you have negative equity, that is to say, your home is worth less than your mortgage and would not satisfy the your debt to the creditor even if it is sold off or placed on auction. On the other hand, if your debt is a paltry sum compared to the market value or equity of your home, you can use this argument to emphasize the unfairness of a charging order. Call attention to the difficult family situation that may arise if your home is sold off to pay your debt. The debt may singularly be in your name, but your home is owned jointly by you and your partner, which means that the issuance of a charging order would prejudice your family’s rights, as well. 2.) Serious ailments or disability in the family If there is anyone in your immediate family who is need of special medical care, or who is terminally ill, point out to the court that disposing of your home to pay off your creditor will prejudice the rights of these disadvantaged family members. There may be a possibility that all the arguments you use will find no grounds and the court decides to issue a final charging order. You may still petition the court not to have your house sold off, as long as you satisfy the debt by paying monthly instalments. Should the court not take into account this request at the hearing, secure an application called N245 which will allow you to pay your debt in instalments. SINGULAR DEBT, JOINTLY OWNED HOME The situation in which you have a debt solely under your name while your home is owned jointly by you and another person, can also be used to your advantage. State this fact in your written argument and bring it forward during the hearing, as well. The co-owner of your home must also be furnished with a copy of the interim order to give them a chance to present their own objections during the hearing. Some of the considerations that may be looked into include: 1.) Determining who put down the deposit to purchase the home 2.) Identifying the person who pays the mortgage instalments 3.) Presence of minor children – you can petition the court to amend the conditions of the charging order to state that the home cannot be sold until the children have reached legal adult age. To add ground to this argument, have your home’s co-owner submit their own written objections to the court at least 7 days before date of the hearing. In the end, if the court does decide to issue a charging order, then it can only be enforced against your share of the property. WHERE THERE IS A PREVIOUS INSTALMENT ORDER AND YOU ARE NOT IN DEFAULT In a 1987 landmark case of Mercantile Credit Co Ltd vs. Ellis, it was decided that if a debtor pays his monthly instalments on time and does not miss a single one, the court should not issue a charging order. Charging orders should only be made if the debtor has already been ordered by the court to pay in monthly instalments or the whole amount in a “forthwith” judgement, but fails to do so. If you find yourself in the situation where you were already issued an instalment order and are up-to-date in making payments, remember to bring up this landmark case during the hearing. SEPARATION OR DIVORCE When you are in the middle of divorce proceedings, which may include division of the home or property, it will be a good idea to consult your solicitor for legal advice. Depending on which stage you are at in the divorce proceedings, you may be able to halt the issuance of a charging order. INTEREST A creditor may actually include extra interest for the debt provided he files his claim for a charging order with the county court. However, interest cannot be added for the following conditions: 1.) The debt has been secured under the Consumer Credit Act. Debts of this type include ordinary credit agreements and bank overdrafts. 2.) Debt comes to a total of only Ј5,000, even if not covered by the Consumer Credit Act. If the two conditions stated above are not present and the debt is over Ј5,000, the court may set the interest based on the standard rate. Interest may also be charged only after the county court’s final decision depending on the creditor’s arguments.

Learning tarot as a game

Although it is not an unfamiliar sight to witness a Tarot reader drawing out cards from a deck of 78 to advice on problems ranging from relationships to career wellbeing, most people find it difficult to imagine doing the actual reading themselves. But the fact is that Tarot is now out there available for everyone to experience and learn. Although having a Tarot practitioner analyzing the symbols of the cards drawn is certainly an enchanting experience and probably "less risky," a few of today's Tarot lovers purchase their own decks and begin reading its cards with the help of Tarot manuals or mentors. Starting to learn anything new is always a daunting experience and especially when one considers learning the Tarot cards can seem a bit odd; to say the least. This is probably the case because Tarot is associated with fortune-telling and future is the thing that excites human imagination the most. But Tarot, can in fact take people into a better understanding of the past and the present, assisting many to decode daily problems, and issues. Living in the information age, it is actually only logical to seek more information, on any given situation, before having to make a decision on the subject of interest. But the tremendous potential and effect Tarot relates to self-realization. That notion is probably less realized by those who wish to learn the future through Tarot, but in the end, this is where they are in fact led. Most often regarded as a method of predicting the future, Tarot is much less considered as a method used to better understand oneself. But, if you are interested in learning to read the Tarot cards, it is best if you keep in mind that you should do it primarily because it is one of the most effective methods to begin knowing thyself. Since the Tarot cards have numerous different meanings depending on the order they are drawn and placed in relation to each other, many people quickly give up the effort of learning to read them. But experts claim that learning the meaning can be an effortless process, as well as rewarding and enjoyable. One of the simpler methods existing to learn the Tarot cards is through meditation. As practitioners reveal, you should begin by picking up a card from the pile and "studying" it for some time. You can always look up a guide for its "official" meaning, but the important thing here is to realize what the card you picked means to you. If the card suggests a positive career development, for example, it does not matter if in the Tarot manual symbolizes something entirely different. As long as it means this to you, it will always mean that when it comes up. As readers put it, "the card responds to you, not the other way around." By picking at least one card every day, you will slowly but surely familiarize yourself with the Tarot deck in a natural easy way. Keep notes and later read the Tarot manual to check how close your guessing was to the "original" meaning. The important thing here is to concentrate on the cards and let their images be "absorbed" by your brain. Ask questions and give answers to yourself in relation to the pictures you see and the story that the card is trying to convey. Remember that it does not matter how close to the "true" meaning you really are. What matters is how easily you will remember your original thoughts when you draw the same card later during this familiarization procedure. In less than a month you will be able to associate the cards together and "translate" their meaning. Remember that this is nothing more than a game to learn better yourself and how you react to a given set of variables. Then Tarot will be a fun experience to devote some time alone or with your friends.

Buying a home after bankruptcy beware of shady subprime mortgage lenders

If you have a recent bankruptcy and are looking to buy a home, be careful of unethical or predatory lenders. Whether you are looking online or offline for a mortgage lender, it is becoming increasingly more common that subprime lenders are taking advantage of bad credit borrowers. Many lenders will take advantage of borrowers with recent bankruptcies and bad credit because they know that the borrowers loan options are limited. Sometimes these lenders will charge excessively high fees, extensive pre-payment penalties on the home or ask for a fee upfront to "process" the loan. Here are some tips on applying for a mortgage loan after a bankruptcy: Beware of the Lender Asking For a Fee Upfront - Anytime you are applying for a mortgage loan, the only fee you should ever have to pay is the application fee which covers the cost of the lender pulling your credit application. Some lending scams involve asking for a processing fee of hundreds to thousands to process the loan. Compare Loan Offers - If you can compare from 3-4 mortgage application quotes then you will know what to expect the current interest rate for subprime mortgage loans to be. If you accept the first mortgage loan offer you have, you may be paying a much higher interest rate than what is reasonable for your credit history. Get Closing Costs in Writing - Brokers know that if a borrower has bad credit, they are most likely going to be more concerned about getting a reasonable interest rate and just getting approved than making sure they get normal closing costs. This is where many lenders will ding the borrower with credit problems. They will sometimes charge excessive closing cost fees. Get the list of closing costs in writing ahead of time and then do research online to make sure that the costs are reasonable. If the costs are not, go back to the lender and tell them that the closing costs are too high and you will not go through with the loan until they are lowered to be what is normal. The broker will usually comply, because they don't want the loan to fall through.

Having your home business network and building it

Once you have a home business going, you still have the most important job of all to accomplish. The job of building your network of customers and/or clients. Without a network of contacts, you will not have any reason to have a business, will you? It doesn't matter what kind of business you have chosen because in every business, whether it's a product or service, there is a need for customers/clients. There is no business, online or off, that can survive without the benefit of networking. Even if you are a service provider of a creative nature, you need to network to assure that you will constantly have those who are interested in buying what you create. For some people, the idea of networking conjures up the idea of going door to door or making phone calls to people they don't know. But that is not the idea at all. In fact, the best networking tool is providing good service so that your customers will refer others to your business. Word of mouth is always a better sales tool than any other type of networking that you can do. Of course, even though referrals are your most effective network tool, that doesn't mean that it is or should be your only tool. Even if you have referrals, you need to do some networking when you expect your business to be successful. And not to forget to continue to maintain success. It doesn't mean that you have to get on the phone every day and contact people. Nor does it mean that you have to constantly surf the Internet to find others who are interested in what you have to offer. However, you do need to take time on a regular basis to perform networking activities. It may vary from contacting referrals to simply promoting your website. Because of underemphasizing the value of networking in many respects many new businesses are doomed to fail before they are even out of the planning stages. Choose to network for your business is not the issue. But if you expect your business to succeed, you have to promote it. Do not be fooled into thinking that once you have your client base, you no longer have to promote your business. Because if you accept that line of thinking, you will not be in business for very long. Customers are fickle, so they will not always buy goods or services from you. Have a backup plan for those times when "regular" customers decide to utilize the services of another provider is a necissity. Unless your product or service is unique, which is unlikely unless you are an inventor, people will go where they find the products or services they want at the price they want to pay. Always be prepared for these slow times by continually networking for new customers.
